Kannapolis Gateway Business Park

Kannapolis Gateway Business Park is a joint venture between the City of Kannapolis and MarkPiercePoole businessparksignProperties, Inc. of Charlotte, NC. The city-owned park offers 85 acres of land for sale or build-to-suit. The park is one mile from I-85 along NC Hwy 73 just minutes from Rowan Cabarrus Community College, Concord Regional Airport, Lowe’s Motor Speedway, Concord Mills mall, and the University of North Carolina at Charlotte. Charlotte Douglas International Airport and downtown Charlotte are less than a 30 minute drive. Kannapolis also has access to Statesville Regional Airport, other major transportation routes, and Norfolk-Southern and CSX Intermodal railways. In addition, Kannapolis Gateway Business Park is within several hours of ports in Charleston, SC, Wilmington, NC, and Morehead City, NC.

The master planned park can accommodate approximately 753,000 square feet of industrial, manufacturing, or distribution space. Twelve acres of the park are targeted for a neighborhood retail center. Novant Health, a Winston-Salem based health organization with facilities in North and South Carolina and Virginia, leased the first hell building in June 2004. Because of Kannapolis’ central location, Novant has transformed the 57,600 square foot, expandable shell building into their first consolidated distribution center to serve their eight hospitals.

MarkPiercePoole will be constructing a second shell building in 2005. Plans are for a 50,000 square foot building on approximately four acres fronting NC Hwy 73 about one and one half miles east of Kannapolis Parkway.

Kannapolis Gateway Business Park is zoned Campus Development, and is located in Cabarrus County, North Carolina. Property taxes for the City of Kannapolis are $0.0497 per $100 of value. Cabarrus County Property tax rates are $0.53 per $100 of value. Water and sewer services are provided by the City of Kannapolis. Gas service is provided by PSNC Energy, electric service by Duke Energy, and telephone and Internet services by CT Communications. Time Warner, Inc. also provides cable television and Internet services.
